DUE DILIGENCE & TITLE

Title opinions, without the paper chase.

Upload the title bundle. LegalOpine reads every page, lays out the chain of title, checks the revenue records against the deeds and flags every encumbrance it finds — so you can concentrate on whether the title is clear.

The brief

Is the title clear and marketable?

The question behind every property purchase, home loan and development agreement. The answer rests on reading every deed in the bundle, connecting them in order, and checking the revenue records and the encumbrances against them.
  1. Title deeds

Sale, gift, partition, settlement and release deeds, wills and powers of attorney.

  2. Encumbrance certificates

For the whole period the opinion covers.

  3. Revenue records

Patta, chitta, pahani and 7/12 extracts.

  4. Court and other records

Orders, decrees and notices that bear on the property.

DOCUMENTS

From one scanned bundle to separate documents.

Title packets usually arrive as one long scan. LegalOpine treats every page as a record of its own.

Bundles split for you

Where one scan holds several instruments, LegalOpine suggests where each begins. You accept or adjust the page ranges — nothing is split without you.

Document types suggested

Sale deeds, partitions, gifts, mortgages, encumbrance certificates, pattas and more, recognised in six languages — with a prompt to confirm when it isn't sure.

Old registry fonts handled

PDFs with legacy, non-Unicode Tamil or Telugu text are read from the page image, so you get real text instead of garbled characters.

Page-by-page progress

Long scans show how many pages have been read and when the rest are expected. A page that can't be read is named, and the rest of the file is kept.

Particulars on every document

Date, document number, SRO, parties, extent, survey numbers, boundaries and schedule — extracted for you, with missing fields shown in red.

Tamper evidence

The SHA-256 fingerprint of every file is recorded when it is uploaded.

LINKER

The chain of title, laid out by date.

Documents run in order of execution, with a link or a break between each transfer. Names are matched even when honorifics, relation markers or initials differ.

  • Chain links checked Every transferor must match an earlier transferee. A miss is a chain break, named as a gap: "possible missing document between A and B".
  • Current owners identified The transferees of the latest transfer, ready for your opinion.
  • Undated documents flagged Documents are ordered by execution date, then registration date; anything undated goes to the end and is flagged.
  • Duplicate document numbers caught Two documents carrying the same number are flagged for a closer look.

REVENUE CROSS-CHECK

Revenue records, checked against the deeds.

The latest patta, chitta, pahani or 7/12 extract is compared with the latest transfer, and the matter is checked for the documents a title opinion needs.

  • Holder mismatch The pattadar is not among the current owners, so mutation may be pending.
  • Survey mismatch The revenue record and the deed share no survey number.
  • Stale record The revenue record is older than the latest transfer, so a newer one should be obtained.
  • Missing documents No Encumbrance Certificate, no patta or revenue record, or a mortgage with no release or discharge on file.

AUDITOR

Risk rules you can read.

Rules in six languages run over every page. Each finding records its page, the words around it and the rule that raised it.

High severity

8 rules

Mortgage or hypothecation · court attachment or lis pendens · pending litigation · a minor's interest · government, poramboke or assigned land · land acquisition · wakf or temple (devasthanam) land · ceiling or surplus land.

Medium severity

5 rules

Execution through a power of attorney · lease or tenancy · easement or right of way · reference to an unregistered document · "subject to" conditions.

Low severity

2 rules

Reference to an agreement of sale · legal heir or succession reference.

FAQS

Title opinion questions.

Which revenue records does it understand?
Patta, chitta, pahani and 7/12 records are recognised and cross-checked against the deeds. Tell us which records your state uses, and we'll prioritise them.
What if a finding is wrong?
Dismiss it. A dismissed finding stops flagging but stays on record, and running the analysis again never raises it a second time. You can also correct the document type, the page ranges and the particulars — every correction is kept.
Does it fill in the particulars itself?
Yes. Dates, document numbers, parties, survey numbers, extents and boundaries are extracted from each document as it is read. You confirm or correct them on the document's panel, and an extracted value never overwrites a field you have edited.
Can it handle a very large bundle?
Yes. Files upload two at a time, each with its own progress bar, so a matter can take any number of them, and long scans are read page by page with an expected-by time shown on the file.
